This grade II listed building nestled along the river Great Ouse in St Ives (Cambridgeshire) remained vacant for a long period until our client decided to refurbish it and extend it to create seven luxury homes.

The site included original stable buildings and Victorian cottages and a central courtyard where other properties with active commercial uses had their access points. Its environmental constraints included flood risk, protected vegetation and heritage designations in the surrounding area.

The team argued for tailored refuse storage and parking provision and convinced the decision-makers that the proposed land use would have not affected the Council’s stock of employment space.

All units were sold before construction.
